What’s New for 2022

2022 is going to be a great year! We were so happy to have our Canadian friends back this Winter. We missed them the last 2 years.  Venture Out had its busiest year ever last year and it looks like 2022 is going to be just as busy. We LOVE it! We are looking forward to seeing all of our awesome guests/friends. Below are a few of the things that you need to know. Feel free to call or email us if you have any questions.

First and foremost, Randall Fisher is the new owner of Venture Out Vacation and Property Management. He also is the Broker and Owner of Coastal Sun Realty. The Real Estate company that started Breakfast Point, Whisper Dunes, Shorewalk, and Sweet Bay here locally. He has been in the real estate business since 1996 and has been #1 Realtor in Bay County and a Top 100 Realtor in Northwest Florida.  If you are looking to buy or sell in Venture Out He has you covered! Randall and his team are a great bunch of people and I know this is going to be a great long lasting relationship.

Many of you know this already, but Mark retired at the end of January, Mark will continue to be involved with the Florida Jeep Jam but he is out of the vacation rental business. We will miss Mark but we are very excited for the future with Randall as our new leader!

Second important thing you need to know is the registration cost and policy. The resort really needs everyone to pre-register. That is, go to the link that we provide and register your stay at least 48 hours before arrival. They, like the rest of the world, are having a difficult time finding good full time help. By pre- registering that takes a big load off the office so that they can get you checked in faster. Also by pre registering you will save $10 off the fee and it will really speed up your check in time. If you are a late arrival the guards will be able to give you your pass, this will eliminate going to the office the next day. Parking is a premium and they continue to only allow 2 cars per unit/lot. The registration fees this year are $75 if you pay on arrival, $65 if you pre-register and the 2nd car is $75 either way. Motorcycles didn’t change, they are $20, boats are still $100 a day May 1st to September 5th and $50 a day the rest of the year. To park a boat trailer or a utility trailer is $9 a day plus tax.

Third thing is we have moved our office to Delwood Office Park across from Bay Point. The new address is 4408 Delwood Ln suites 30 and 32, Panama City, FL 32408. Our mailing address is 4408 Delwood Ln suite 32, Panama City, Fl 32408. This is located on Delwood lane which is off of Magnolia (the street that runs between the Publix and Winn Dixie on Thomas Dr.). Stay right at the fork, you will see Delwood Subdivision on the left. Delwood Office Park will be the next entrance on the left. We are very excited about the new office! We will be in the resort all the times and for our  paying people cash, we will meet you at the unit or at our new office. Which ever is more convenient.

Fourth, we have a new walk-through person, Julie Spence. She is super nice and is eager to get started with you all. On the houses that require a walk through, she will meet you there on arrival and walk through the property with you to document any possible blemishes or existing damage (scratches on tables, etc.).  Julie will also be helping with inspections on the houses. She and Tracy will inspect after the housekeepers and will let us know when the units/lots are ready for check-in. We will then send you a text with the needed information and to let you know that you are good to check in.

Fifth, Venture Out has changed the way trash is handled. The big garbage trucks have done a real number on the roads in the resort not to mention they can’t get down some of the streets in the summer due to congestion. They have added additional trash compactors to the back of the resort behind the maintenance building (where the current one is now). This will eliminate the trucks going down each road. Venture Out sits over sand and water and the heavy equipment is horrible for the wear and tear on the roadways. What this means for you: Since there will no longer be individual trash pick up, you will need to take all of the trash at check out to the compactors behind the maintenance building. If you have excess trash sooner than check out, it will also need to be taken to the back. NO trash can be left in or outside of the units/lots. We will provide a large trash bag for you to use in addition to the usual 2 kitchen can liners. You can still use the in ground trash cans to put trash until you are ready to take it to the back unless of course if there is too much to fit in the can then please go ahead and take it to the compactor. ALL trash must be put in bags! No loose trash in the inground cans or in the compactor. An additional fee will be charged for any trash not in bags or left inside the unit.

Sixth thing is not really new but I wanted to make sure you are all aware. Last year we had several instances in the resort of children driving the golf carts. There were a few major crashes that happened and some with injuries. If a child is caught driving the golf cart, the cart will be taken away, period. The golf carts are for use in the resort and to go across the street to the beach and pool. They are not street legal and not allowed to go to the state park or down the street. You are welcome to park it at the beach parking and walk down to Patches, but do not drive it to patches. Occasionally owners will do this but we have been told by the state patrol and Bay CO Sheriff deputies that if they see them you could get a ticket. So best to not risk it. Also if something were to happen off property (flat tire, break down, crash, etc) you will be responsible for getting it back to the resort and the repair. If you have a flat in the resort or if it stops running for some reason, then we will take care of it. NEVER tow or push a cart! Please call us and leave a message if after hours and someone will get back to you asap and we will work with you to get it where it needs to go. Pushing or towing a cart can do major, expensive damage and you will be responsible for the repair if that happens. We have our phone number on each cart as well as all of the rules for the cart. These rules are in place to protect you, us and the owners. Let us all work together to make sure that Venture Out is a safe and fun place to be! We know that the golf cart is a big part of the fun  and appeal of Venture Out and we want to be able to continue to provide that.
